Cambio Raises $18M Series A to Expand Agentic AI Across Commercial Real Estate
Cambio, an AI-native commercial real estate operations platform, raised $18 million in Series A funding at a $100 million valuation, reported Crunchbase News and PropTech Connect. Led by Maverick Ventures with participation from Y Combinator, Adverb Ventures, Peterson Ventures, and angel investors from OpenAI, Anthropic, and Notion, the round brings the startup's total raised funding to $22 million.
Founded in 2022 and operating out of San Francisco, Cambio builds software that transforms unstructured building data into investment-grade decisions. The platform ingests energy audits, regulatory filings, utility bills, and PDFs across property portfolios to automate capital planning, decarbonization compliance, and retrofit investment prioritization.
Automating Portfolio-Scale Real Estate Workflows
Commercial real estate represents a $20 trillion industry that historically relied on spreadsheets and months of manual review to execute asset retrofits and regulatory reporting. Cambio addresses this delay by applying large language models and multi-step agentic AI to analyze thousands of pages of unstructured asset data in minutes.
"Large language models finally make that data usable at scale," co-founder Leia de Guzman told Boston Real Estate Times. "Cambio applies agentic AI to transform compliance and capital planning from a static reporting obligation into a continuously learning decision engine."
The company has expanded into more than 35 countries, managing over two billion square feet in assets for commercial real estate investment firms including Principal Real Estate, Nuveen Real Estate, BGO, LaSalle Investment Management, Oxford Properties Group, Madison International Realty, and Beacon Capital Partners.
To expand its engineering and product capacity, Cambio is recruiting for several technical roles. In Waterloo, the Senior Software Engineer, AI Products role integrates large language models and machine learning pipelines into the platform while building internal automation tools. The team is also hiring a Senior Backend Engineer in Waterloo to architect the system's core backbone using Python and Django to maintain scalable production software.
Investor Foundations and Industry Leadership
Cambio was founded by real estate investment alumni who developed the software while completing graduate degrees at Stanford University. Co-founder Leia de Guzman previously served as Investments Director across Europe and Asia for Oxford Properties / OMERS, deploying $8 billion in real estate investments globally. Co-founder Stephanie Grayson, profiled by Crain's New York, deployed $2 billion in capital while working as a commercial real estate investor at KKR and Goldman Sachs.
"We built Cambio to answer investor-grade questions: where to deploy capital, which assets to prioritise, and how to maximise returns while meeting regulatory requirements, without adding operational burden," Stephanie Grayson stated in PropTech Connect.
Cambio's leadership team includes Head of Product Innovation Lizzie Leon (formerly of Goldman Sachs), European Business Lead Katerina Kaimakamis (formerly of Oxford Properties Group and CBRE), Canadian Business Lead Laura Willet (formerly of BGO), and Head of Partner Operations & Strategy Matthew Lobach (formerly of Hersha Hospitality Trust). The company's engineering team is led by CTO Leon Chen, an early backend engineer at Faire.
In San Francisco, product expansion is led by the Senior Product Manager ($175,000 - $190,000 / year), who leads development for sustainability, revenue, and compliance product lines. Building out brand awareness, the Senior Marketing Manager ($8 - $10 / hour) defines product positioning and constructs marketing systems from the ground up.
Industry Data Continuity and Global Expansion
In May 2025, Cambio launched Cambio Vault, a free enterprise alternative to the EPA's ENERGY STAR Portfolio Manager (ESPM) amid regulatory uncertainty around the federal tool, reported PR Newswire. Speaking in a video interview with Energi Media, Leia de Guzman explained that the tool acts as critical infrastructure for 330,000 commercial buildings and 48 municipal governments across North America. Cambio Vault allows property owners to preserve historical utility records and maintain compliance reporting without data loss.
To drive adoption across international property portfolios and support commercial operations, Cambio is growing its go-to-market presence in New York City. The Senior SDR ($100,000 - $110,000 / year) manages top-of-funnel outbound sales execution and HubSpot CRM operations, while the Enterprise Account Executive leads complex enterprise sales cycles to engage commercial real estate clients.
