Vantor is hiring a Senior Manager, Real Estate & Capital Projects to lead Vantor’s enterprise real estate and capital project portfolio. This role aligns lease strategy, capital investment, and complex project delivery with business priorities and gives executives clear recommendations on cost, risk, and timing. This role strategically partners with Facilities Operations & Workplace Services and enterprise leaders to ensure real estate and project decisions support operational needs.

Responsibilities

•  Maintain an enterprise view of the real estate portfolio and manage lease obligations, critical dates, renewals, amendments, landlord matters, and transaction support.

•  Develop annual and multi-year capital plans; prepare CAPEX and OPEX business cases; forecast spend; explain variances; and recommend priorities based on risk, condition, compliance, value, and delivery capacity.

•  Establish practical project governance standards for intake, prioritization, scope, stage gates, cost, schedule, risk, change control, procurement, and closeout.

•  Lead complex capital and real estate projects from discovery and design through procurement, construction, commissioning, operational handoff, and benefits review.

•  Prepare concise executive dashboards, capital updates, lease recommendations, risk summaries, and steering materials that support timely decisions.

•  Coordinate project and portfolio decisions with Finance, Legal, Procurement, IT, Security, HR, consultants, landlords, vendors, and business stakeholders.

•  Manage and develop Project Managers and approved delivery resources, setting clear expectations for performance, accountability, and collaboration.

•  Implement the required project portfolio tool as the system of record and build practical standards that support consistent delivery and visibility without creating an unnecessary PMO structure.

Minimum Qualifications

  • Must be a U.S. Citizen
  • Must be able and willing to obtain and successfully hold a United States security clearance
  • 8–12 years of experience in corporate real estate, lease administration, capital projects, construction, facilities, or program management, including leadership of people, vendors, or complex project delivery.
  • Strong demonstrated experience with commercial leases, capital budgeting, project controls, contracts, and executive reporting.
  • Experience leading complex projects across planning, design, procurement, construction, commissioning, and operational handoff.
  • Ability to interpret technical, financial, risk, and portfolio information and communicate decisions and recommendations clearly to executive audiences.
  • Sound judgment in matters involving safety, compliance, resilience, confidentiality, and escalation.
  • Ability to work from Colorado, in our office in Westminster, and support an enterprise portfolio

Preferred Qualifications

  • Experience implementing or managing a project portfolio management tool as a system of record.
  • Experience building enterprise capital plans and prioritization frameworks across multiple sites or business units.
  • A relevant degree in real estate, construction management, engineering, business, or a related field, or relevant professional credentials; equivalent practical experience is also valued.
  • Experience leading cross-functional teams and coordinating delivery with landlords, consultants, contractors, and internal business partners.
