Project Manager, Facilities Operations - Memphis

ABOUT THE ROLE:

We’re seeking an experienced Facilities Operations Project Manager with a strong engineering background to lead mission-critical facilities work across our Southaven and Memphis sites. As a key on-site leader on the facilities operations team, you’ll bring technical credibility, engineering expertise, and steady project leadership to fast-paced, high-impact work in live, technically advanced facilities. You’ll own vendor and internal relationships, drive site improvement and activation projects from scope through handover, and keep operating systems reliable without taking the campus offline.

You will own the project portfolio that sits between those two: retrofits, upgrades, activations, vendor-led maintenance projects, and the facilities work that has to land cleanly into an operating plant. You’ll coordinate closely with facilities supervisors, technicians, construction, engineering, and commissioning, and report to facilities operations leadership.

RESPONSIBILITIES:

• Act as the facilities operations project representative for the Southaven and Memphis sites, managing relationships with contractors, vendors, partners, and internal stakeholders.
• Oversee end-to-end execution of facilities operations projects, from scoping and planning through installation, commissioning, and handover into day-to-day operations.
• Develop, plan, and execute site improvement, retrofit, and activation projects in accordance with overall business objectives and strategy, including mechanical/HVAC, electrical, compressed air, plumbing, and related campus systems.
• Coordinate multiple vendors and trade partners, ensuring seamless communication between field teams, facilities supervisors, technicians, engineering disciplines, and technical stakeholders.
• Proactively identify and mitigate risks to ensure high-quality delivery, safety, schedule adherence, and operational readiness on a live campus.
• Drive project progress, resolving roadblocks and keeping complex, multi-phase timelines on track while minimizing disruption to ongoing operations.
• Create and align facilities project schedules and deliverables with SpaceXAI’s broader infrastructure and AI supercomputing goals through cross-functional collaboration.
• Partner with construction, engineering, and commissioning teams to take work from build into operations and to resolve technical issues efficiently.
• Deliver regular updates using well-designed KPIs, dashboards, and reports for internal and external stakeholders.
• Perform quantity take-offs, field verifications, and progress monitoring to support accurate forecasting and reporting.
• Manage change orders, identifying value-engineered solutions to minimize unnecessary changes and control costs.
• Manage vendor and contractor finances; work with SpaceXAI buyers and accounts payable to assure accounts are maintained.
• Lead site safety initiatives on facilities project work, knowing and applying SpaceXAI safety procedures, observing contractor work, and allowing no work to be performed when conditions are considered unsafe.
• Know and understand mechanical and facilities equipment such as chilled water systems, boilers, VFDs, pumps, PLCs, condensers, split systems, air compressors, dust collectors, backflow preventers, and related systems in order to scope, sequence, and accept project work.
• Adapt to evolving needs, supporting cross-functional partners as required, regardless of original job scope

BASIC QUALIFICATIONS:

• Bachelor’s degree
• 5+ years of experience managing facilities operations or infrastructure projects.

PREFERRED SKILLS AND EXPERIENCE:

• Demonstrated success leading on-site project teams with authority and building trust with vendors, partners, and technical stakeholders.
• Experience managing programs involving multiple vendors, dynamic priorities, and complex coordination in an operating facility.
• Previous experience in data center, hyperscale, or industrial facilities operations (not greenfield construction as the primary background).
• Knowledge of building management and automated facilities monitoring systems and processes such as HVAC systems, fluid plumbing systems, generators, compressed air systems, or fuel storage systems.
• Experience with commissioning, MEP systems, or site development for technical facilities.
• Experience managing budgets and third-party vendors; experience negotiating contracts and comparing service costs to achieve maximum value.
• Experience with asset management / CMMS software and construction or project management tools (Procore, Primavera P6, Bluebeam, etc.).
• Proficiency in Microsoft applications such as Excel, Outlook, Word, and PowerPoint.
• Ability to work independently with little direction, meet deadlines in a fast-paced, ever-changing environment, and anticipate needs with innovative solutions for continuous improvement.

ADDITIONAL REQUIREMENTS:

• Based at the Memphis / Southaven sites.
• Position is subject to pre-employment drug and random drug and alcohol testing.
• Comfortable working in an environment requiring exposure to noise, operating equipment, and construction or maintenance activity.
• Available to work evenings and weekends, as the schedule varies depending on site operational needs; flexibility is required.
• Ability to provide 24/7 on-call support for emergencies and critical facility issues as assigned.
• Ability to lift 25+ pounds.
